A thorough roof inspection is key to preventing costly damage and extending your roof’s life. Here’s what we check:

  • Shingles and Surface Material – We look for missing, cracked, curled, or broken shingles, as well as signs of granule loss or moss growth.
  • Flashing and Seals – Flashing around chimneys, vents, and skylights is inspected for cracks, corrosion, or improper installation that could lead to leaks.
  • Roof Penetrations – Vents, pipes, and boots are checked for cracks, gaps, and UV damage to prevent water intrusion.
  • Gutters and Drainage – We ensure gutters are clear, properly secured, and draining water away from the roof and foundation.
  • Structural Integrity – We examine for sagging roof decks, soft spots, or other indicators of structural weakness.
  • Signs of Moisture – Interior and exterior signs of leaks, water stains, or daylight coming through roof boards are investigated for underlying issues.
  • Ventilation and Attic Health – Proper airflow prevents heat and moisture buildup that can shorten your roof’s lifespan.

Our detailed inspection covers every critical component to ensure your roof stays strong, safe, and weather-ready.

Why Roof Inspections Are Critical

A roof takes the brunt of harsh weather wind, rain, sun, and debris. Over time, this exposure leads to wear, leaks, and structural issues. Regular inspections prevent these problems from escalating, saving you money and stress.
‍

How Often Should You Inspect Your Roof?

  • Routine Check: Once per year for standard roofs.
  • After Severe Weather: Heavy storms, hail, or wind warrant an extra inspection.
  • Older Roofs: If your roof is 15+ years old, schedule checks twice a year.
    ‍

What a Professional Roof Inspection Covers

1. Exterior Components

  • Shingles: Check for missing, cracked, or curling shingles.
  • Flashing: Inspect around chimneys, vents, and skylights for gaps or corrosion.
  • Roof Penetrations: Ensure vents, pipes, and boots are sealed and damage-free.

2. Structural Integrity

  • Look for sagging sections or soft spots in the decking.
  • Verify ventilation systems prevent moisture buildup.

3. Interior Signs

  • Check attics for water stains, mold, or daylight coming through roof boards in the attic.
    ‍

Common Issues Found During Inspections

  • Leaks and Water Damage: Even small leaks can cause mold and rot.
  • Granule Loss: Indicates shingles are nearing the end of life.
  • UV and Heat Damage: Shortens roof lifespan and affects material strength.
    ‍

DIY vs. Professional Roof Inspections

While you can spot obvious issues like missing shingles from the ground, many problems are hidden. Professionals use proper tools, training, and safety gear to identify risks you might miss.
‍

What Happens After an Inspection

  • We provide a detailed report with photos.
  • Recommend repairs or maintenance if needed.
  • Discuss preventive measures to extend your roof’s life.
    ‍

Bottom Line

A professional roof inspection is the simplest way to protect your home. Don’t wait for leaks—schedule your inspection today for peace of mind.

COMMON QUESTIONS And Answers

If you have any other questions about our roof inspection process, you can call the number at the top of the page and a staff member will help you.

What does a roof inspection include?

Our inspections cover a full evaluation of your roof system, including shingles, flashing, underlayment, vents, and gutters. We look for signs of leaks, water damage, mold, loose or missing shingles, and structural concerns to ensure your roof is in good condition. Photos and Detailed report will be shared once completed.

Can you inspect my roof in the rain?

Light rain typically doesn’t prevent us from performing an inspection, as we can still identify problem areas. However, for safety and accuracy, heavy rain or severe weather may require rescheduling. We’ll always choose the safest and most effective option.

Do you provide photos of the inspection?

Yes! Our team documents all findings with clear before and after photos, so you can see any problem areas and understand our recommendations.

Do you inspect gutters as well?

Absolutely. Gutters play a key role in roof health, so we check them for clogs, leaks, and proper drainage during every inspection. If you need cleaning or repairs, we can provide a separate quote for that service.

How do I pay for an inspection?

You can pay with cash or a check, both are preferred. Just give it to the technician when they’re done or bring it to our office. We’ll also send you a bill in an email, and you can pay that online if you like.

Will insurance cover a roof inspection?

Coverage varies by policy. Some insurers include inspections after storm damage or leaks, while others consider it a maintenance expense. We recommend checking with your provider for details.

How long does a roof inspection take?

Most inspections take 45–60 minutes, depending on roof size, pitch, and accessibility. If additional areas need closer evaluation, it may take a little longer.
Reports are shared the same day or next day as processing in the office is required.
